Also, David noted that once people move, they can’t easily be won back. One major reason for this that he overlooked – money. Once people have gone through the effort and expense to move out of their homes to another place, it’s not remotely trivial of them to repeat the exercise. The people that Florida and Texas have gained over the last 5 years are probably there to stay.
